Profile

Established in 1999, James M. Daylor, Inc. is a full-service firm, offering residential real estate appraisal solutions to individuals and local and national businesses. Mr. Daylor started his career in Real Estate in 1985 in Harrisburg, PA. He later relocated to Northeast Florida obtaining his Florida Real Estate Sales license in 1995 and his Florida Certified Residential Real Estate Appraiser license in 1996. Mr. Daylor specializes in luxury and waterfront properties. Servicing both Duval and St Johns County with extensive knowledge of the markets, including off market deals. Mr. Daylor is our sole appraiser and will complete your appraisal inspection and report. Victoria Diedrich is our Office Manager and will handle providing you will a quote, engagement letter, scheduling, receiving payment and delivery of your appraisal report.

We prepare financial institutions residential appraisal for home and land purchases, refinance, home equity, and construction loans.

Private Appraisals

We provide private clients with appraisals for residential homes and land intended to sell on or off market as well as for cash purchasers.

We deliver thoughtful and diligent residential appraisals for local businesses and their clients in the estate and divorce industries. Additional consultation and court appearance provided as needed.

Turn Time

Our turn time and delivery dates are every ​fluctuating with the market. It is best to ​submit a request or call for current availab​ility. We do take into consideratio​n time sensitive needs such as a pu​rchase contract and will try to work with you.​ If we are currently booked for the week​ and a rush is needed, if we are able ​accommodate there​ is an addition fee.

Fees

Our fees are based on the square footage ​of the home and complexity of the ​property. Our base residential appraisal ​fee for a home less than 2,000 Sq. Ft. ​starts at $600. Please submit a form or call ​to discuss the details of your property and ​get a quote. Payment is due at the time of ​the appraisal ins​pection.

The Process

Initiate & Engage

Submit a form or give us a call to get a quote​ on delivery date and fee. We will email ​you an Engagement Letter to sign and​ place you ​on the schedule.

Inspection

The appraisal inspection takes place a few ​days to a week prior of the due date and ​you will be contacted a few days in ​advance to schedule a time. Most ​inspections take approximately an hour to ​complete. The inspection will include the ​exterior, interior, and measurements. ​Payment will be requested at this time.​

Report & Delivery

We will work on your appraisal report and ​delivery a PDF copy via email once ​completed. A paper copy is available upon r​equest.
